Reorientation of builders on the market of primary property hasn’t resulted into changes of demand on new buildings.
Decrease of private investments caused by low-level public and investors’ trust to the building companies is balanced by increasing demand of business-investors. Now non-residential fund objects are removed from the suburbs into central districts of millionth cities. Construction of business centers in cost of more protected business structures from the juridical point of view ensures stable dynamics of demand on building services. Building enters the business category with advanced risks on the background of the stable market growth dynamics.
These are the results of the “Risks of the building companies in Ukraine: sources and ways to minimize them” investigation guided by the ORT communication group within the framework of the “Effective Business Communications” project.
The investigation was supported by 107 representatives of building and developers’ companies. The aim of the expert poll was to determine the key tendencies of the primary property market and the factors which make a barrier for market development. Builders have named several factors which could make their business easier to control. Almost a part of respondents (46 %) are sure that only turning from informal relations with authorities to a civilized interaction could minimize the risks of building companies. 24% of the interrogated suppose that reacting on already existing conflicts and critical processes is more effective as the reasons and scales of the situation become visible. For 15%, increase of business transparency leads to decrease of risks for building companies, including usage of professional approach to the public relations. Another 15% consider the optimization of legislative base together with advancement of building companies’ interests as a condition for protection of the builders.
The successful activity of a building company is influenced by big number of outer and inner factors. For 84% of interrogated people importance of such factors as “investors’ trust”, “quality and terms requisition” and “builder’s reputation” has increased dramatically. But while analyzing those factors, which harm the interests of building companies, we can say that their origin is situated in the field of authority interests. Such point of view was demonstrated by 70 % of interrogated.
Market stresses the increasing importance of such factors as “investors’ trust”, “quality and terms requisitions”, “builders’ reputation” etc. On such a background, more than a half of companies (54 %) consider the level of investors’ and public trust in building companies in Ukraine to be substantially lowered, thus, needs to be improved. This is one of the major factors which transform the stable market into a zone with advanced risks.
More than a half of the interrogated (54%) choose building effective communications with publicity and authorities to form a non-conflict environment around their business. This fact is an evidence for effectiveness and topicality of professional approach towards the public relations.
Almost a half (46%) claims that company understands the necessity of improving and development of reputation, communications and transparency, although this is the future business. For 31% such a necessity doesn’t exist because everything is already all right or “everything’s okay yet”. And 26% of the interrogated think that maintaining the reputation is always essential as life never stops.
